Set Up Fee/Tenant Find for each new Tenancy
£474 (inc VAT)

  • Agree the market rent and find a suitable Tenant in accordance with the Landlords guidelines
  • Give marketing advice with regard to the property
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings (as required)
  • Market the property and advertise on relevant portals
  • Erect a ‘To Let’ board outside the property if required
  • Provide a written and photographic inventory
  • Take meter readings and advise all relevant utilities (not phone) of changes
  • For ‘Tenant Find’ only, take a Security Deposit from the Tenant and pass it to the Landlord, giving advice, for them to protect it with a Government authorised scheme

Level of Service Offered Thereafter:
Fully Managed - 12% (inc VAT)

  • Register the Landlord and Tenant details, protect the Security Deposit with a Government authorised scheme and provide the Tenant with Deposit Certificate and Prescribed Information within 30 days of the start of the Tenancy
  • Collect and remit the monthly rent received
  • Chase non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works from the rent, as and when required
  • Carry out an inspection of the property every three months and notify the Landlord of the outcome. Carry out a final inspection when the Tenants leave
  • Arrange routine repairs and instruct approved contractors
  • Hold keys to the property throughout the term of the Tenancy

Renewal of Existing Tenancy
£90 (inc VAT)

  • Contract negotiation, amending and updating terms and arranging a further Tenancy and agreement

Tenant Referencing/Administration
FREE - per prospective Tenant over 18.

Referencing to include identity, proof of residency, immigration and visa confirmation if required, financial credit checks, obtaining references from current or previous employers/Landlords and any other relevant information to assess affordability. Contract negotiation with the Landlord/s and arranging the Tenancy and agreement.

Guarantor Referencing
FREE - per Guarantor if required.

Covering proof of identity and residency, financial credit referencing, obtaining references from current or previous employers and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Pet Deposit
A deposit of five weeks rent will be required.

To cover the added risk of property damage. This will be protected together with your security deposit in a Government authorised scheme and may be returned at the end of the deposit. This is at the discretion of the Landlord if they will allow pets. Please ask for further details.

Renewal of Tenancy
FREE          

Arranging a further Tenancy and agreement:
At the start of the Tenancy, one months rent in advance will be required together with a deposit up to a maximum of 5 weeks rent. Please ask for further details.
